Condo insurance is different than homeowners insurance. If you’re a condo owner, you don’t insure the entire building. Typically you insure the property from the “walls in” meaning the walls, studs, and anything inside the drywall.
Condo associations usually maintain the buildings themselves, which generally includes the outside of the structure – meaning the exterior only. However, making sure you have the correct amount of coverage based on your specific condo association’s requirements for the parts of the building on the inside of the condo is up to you.
Remember, the right coverage is based on the square footage of your condo and the type of quality of your buildout. For example, do you have a standard kitchen or a custom kitchen? You will want to replace what you have and not settle for less because someone calculated it wrong. The good news is you don’t have to be a builder to get this right. We can talk you through it on the phone or in-person. An excellent way to think about it is this; if you can see it on the inside, you’ll want to insure it. You’ll also want to protect a few things you may or may not see, including interior walls, paint, cabinets, fixtures, plumbing, ductwork, wiring, carpeting, and flooring. And one more thing, don’t forget private garages and permanent improvements or updates you’ve made to your property. In our experience, this tends to be the most consistently underinsured portion on a condo policy.
Of course, let’s not forget your personal belongings! On a home policy, you’ll find the personal property is calculated based on the replacement cost of the dwelling. However, on a condo policy the amount of personal property coverage is left entirely to your discretion. Personal property coverage needs to cover anything you can carry through the front door. When determining how much coverage you need, consider that clothing, furniture, cookware, books, artwork, home electronics, computers, and other items down to your toothbrush would be included.
